Central Bus Station (ZOB) and Schulgasse Area
At the western end of the approximately 14,000 m² site is the Biological Station of the Rhein-Sieg district, located in the premises of the former freight station. The corresponding plot is owned by the municipality. Adjacent to this is the central bus station (ZOB), which is also municipally owned.
At the heart of the area is the station building of Eitorf railway station (on the Siegen–Aachen line). This building is owned by DB Station & Service AG and has been vacant since the closure of the Kamps bakery in 2025. The parking garage located between the station building and the former municipal depot has been closed for some time and has been undergoing demolition since December 2025.
At the eastern end of the site are the buildings and grounds of the former fire station and the former municipal depot, also owned by the municipality. This part of the area is currently designated for public use.
New Perspectives for the ZOB and Schulgasse Area
The Biological Station is actively seeking a new location (ideally a former agricultural site) that better meets its requirements. This would open up the possibility of reusing the former freight station building, for example as a restaurant or hospitality venue. Initial interest from a potential operator has already been expressed.
DB would be willing to sell parts of its land and the station building if viable concepts are presented. One possible scenario would be the demolition of the existing station building and the construction of a new facility offering waiting areas and services for passengers.
Once demolition of the parking garage at Schulgasse has been completed, the site will be converted into a public parking area.
On the grounds of the former municipal depot and fire station, social housing could play a significant role, or parts of the site could be used for the construction of a new town hall.
In the longer term, the refurbishment of the central bus station is also a potential measure to improve both functionality and the overall quality of the area.
